A 5-storey apartment building with 51 right-of-occupancy apartments has been completed at Soukonlahdenkaari 25.

The versatile apartment layout offers a choice for a wide range of needs. The building has two-room apartments measuring 41.5–57 square metres, three-room apartments measuring 53.5–80.5 square metres and four-room family apartments measuring 80–86 square metres. All apartments have glazed balconies and almost all have their own sauna. The building also has a laundry and drying room and a club room for shared use by residents. There are 45 parking spaces in the yard, 12 of which are equipped with electric car charging devices. There is also a play and seating area in the yard that is shared with the houses being built next door.

The energy-efficient house is heated with geothermal energy. In the summer, the apartments have centralised ventilation to cool the incoming air from the ground. There are solar panels on the roof of the house that produce electricity for the property. The apartment and the laundry and toilet facilities have underfloor heating with water circulation. Residents can monitor their own water consumption using an apartment-specific display.

The site has 45 designated parking spaces and there are 51 apartments. Two of the parking spaces are for people with disabilities. During the construction period, parking spaces will be allocated primarily to larger apartments (45.0m2 – 86.0m2). If residents of larger apartments do not need a parking space, residents of smaller apartments (41.5m2 – 44.0m2) can be given a parking space.

Soukonlahdenkaari 25 is located near Pyhäjärvi, with good transport connections. Tampere’s western ring road is nearby and the drive to Tampere city centre only takes about fifteen minutes. It takes about 10 minutes to drive to Nokia. The nearest bus stop is only a few hundred meters away. The nearest kindergarten and primary school are just over a kilometer away. There is also a local shop about a kilometer away, and more services can be found in the Suuppa area just over two kilometers away.

The general VAT rate will increase from 24 percent to 25.5 percent as of September 1, 2024. In a state-supported right-of-occupancy building, a maximum of 15 percent of the construction or acquisition costs (acquisition value) approved by the Housing Finance and Development Centre can be collected as right-of-occupancy fees. The Housing Finance and Development Centre has approved the construction costs of the property at a tax rate of 24 percent. If the construction costs of a right-of-occupancy project increase due to an increase in the VAT rate, the right-of-occupancy fees may have to be revised, but by less than 1.5%. Any revisions to the right-of-occupancy fees will be made after the property is completed. Right-of-occupancy fees will be notified to the right-of-occupancy holders in writing.

Smoking is prohibited in all our apartments and in common areas of the buildings, such as stairwells, saunas and storage rooms.

In new right-of-occupancy agreements made since 2019 and in rental agreements made since 2020, the tenant has committed to not smoking in the property area, except for a possible separately designated smoking area. In new properties, the smoking-free condition has already been introduced earlier.

Some of our properties are completely non-smoking. Non-smoking means that smoking is prohibited in the property, its apartments, balconies, courtyards and common areas.
