Information about the property where the apartment is located
There is an ongoing application process for apartments. The apartment building to be built at Suvialankaari 1 will have eight floors and 37 apartments, and is expected to be completed in September 2025. The site will be built in the Niemenranta district of the city of Tampere, approximately eight kilometers from the center of Tampere.
Niemenranta is a district close to the services of Lielahti, which also has good public and light transport connections to the city center. Light transport routes run along the shores of Lake Näsijärvi, and the tram route that will start operating in early 2025 will run next to the site on Kehyskatu. The future tram stop is located approximately 100 m away.
There is a grocery store located approximately 100 m away from the site. The nearest daycare center is located approximately 300 m away, Lentävänniemi Elementary School approximately 900 m away, and Lielahti Middle School approximately 2 km away. The Niemenranta area also includes the city’s outdoor gym, café, hairdressing services, interior design shop and rental storage facilities. The Niemenranta home port will be built as a small boat port for residents. In Lielahti, approx. 2.5 km away, there are shops, restaurants, as well as library and health services.
24 parking spaces have been marked for the site. One of the parking spaces is designed for people with disabilities. Six of the parking spaces have the option of charging an electric car. During the construction period, parking spaces will be allocated primarily to larger apartments (67.5m2 – 73.0m2). If residents of larger apartments do not need a parking space, residents of smaller apartments (50m2) can be given a parking space. After completion, parking spaces will be allocated on a waiting list basis.
The general VAT rate will increase from 24 percent to 25.5 percent as of 1 September 2024. In a state-supported right-of-occupancy building, a maximum of 15 percent of the construction or acquisition costs (acquisition value) approved by the Housing Finance and Development Centre can be collected as right-of-occupancy fees. The Housing Finance and Development Centre has approved the construction costs of the property at a tax rate of 24 percent. If the construction costs of a right-of-occupancy project increase due to an increase in the value-added tax rate, the right-of-occupancy fees may have to be revised, but by less than 1.5 percent. Any revisions to the right-of-occupancy fees will be made after the property is completed. Right-of-occupancy fees will be notified to the holders of the right-of-occupancy fees in writing.
