Property information
A five-story apartment building with 51 right-of-occupancy apartments has been completed at Soukonlahdenkaari 25. The selection of apartments is wide: two-room apartments (41.5–57 m²), three-room apartments (53.5–80.5 m²) and four-room family apartments (80–86 m²). All apartments have a glazed balcony and almost all have their own sauna.

Building facilities and equipment
Residents have access to a laundry, drying room, club room and 45 parking spaces in the yard, 12 of which are equipped with electric car charging. The play and recreation area is shared with the neighboring houses. Parking spaces are primarily reserved for larger apartments.

Energy efficiency and living comfort
The building is heated by geothermal energy and the apartments have ground-based supply air cooling. Solar panels on the roof generate electricity for the property. The apartments have water-circulating underfloor heating and apartment-specific water consumption measurement.

Location and services
The building is located near Pyhäjärvi, with good transport connections. You can get to Tampere in about 15 minutes and Nokia in about 10 minutes. The nearest bus stop is a few hundred meters away. A daycare center, elementary school and local store are located within a radius of about a kilometer, and more extensive services can be found in Suuppa about two kilometers away.

Impact of the value-added tax change
The general value-added tax rate increased from 24% to 25.5% on September 1, 2024. In a right-of-occupancy building, a maximum of 15% of the construction or acquisition costs approved by ARA can be collected as right-of-occupancy fees. Since the costs of Soukonlahdenkaari 25 have been approved at a tax rate of 24%, the tax increase may increase the costs of the project. Therefore, the right-of-occupancy fees may have to be revised, but not by more than 1.5%. Any revisions will be made after the project is completed and the right-of-occupancy holders will be informed of them in writing.

Green financing
Soukonlahdenkaari 25 has received green financing from Municipality Finance Plc, which is granted to projects that produce measurable climate and environmental benefits.

Smoking is prohibited in all our apartments and in common areas of the buildings, such as stairwells, saunas and storage rooms.

In new right-of-occupancy agreements made since 2019 and in rental agreements made since 2020, the tenant has committed to not smoking in the property area, except for a possible separately designated smoking area. In new properties, the smoking-free condition has already been introduced earlier.

Some of our properties are completely non-smoking. Non-smoking means that smoking is prohibited in the property, its apartments, balconies, courtyards and common areas.
