A stylish eight-story apartment building was completed in the new and idyllic residential area of Epilänharju, right on the shore of Lake Tohloppijärvi, in September 2025, offering modern right-of-occupancy housing in stunning lake views. The building has 34 apartments, including two- and three-room apartments of various sizes and a spacious four-room home. The apartments are designed with stylish materials that can be combined with a variety of tastes. The floors are laminate, the bathrooms are tiled and equipped with underfloor heating. The kitchens have laminate worktops and tiled intermediate spaces. The windows and French doors have venetian blinds, and the glazed balconies have a balcony mat, which increases living comfort. Some of the apartments also have a practical walk-in closet. Each apartment has its own heated storage room. Residents will also have access to shared facilities: a play and game area will be built in the courtyard, a sauna on the lake side, and a bicycle storage and drying room. Tohlopinranta is located in an excellent location, from where you can quickly reach the center of Tampere in just fifteen minutes. The area has good transport connections: the nearest bus stop is right on the street, and there is a train stop less than two kilometers away. The diverse services of Tesoma and Lielahti are located nearby, and within a radius of a couple of kilometers there are, for example, a shopping center, library, health services, kindergarten and school, swimming pool and ice rink, as well as a beach and the Vaakkolammi nature reserve. An accessible nature trail runs along the shore of Lake Tohloppi, which offers residents the opportunity to enjoy the beautiful surroundings. These homes combine modern living, closeness to nature and good transport connections! In this location, water consumption is measured per apartment. An advance payment based on the number of people is paid for water, which is adjusted according to consumption. Parking spaces are primarily reserved for larger apartments. The general VAT rate has increased from 24 percent to 25.5 percent as of September 1, 2024. In a state-supported right-of-occupancy building, a maximum of 15 percent of the construction or acquisition costs (acquisition value) approved by the Housing Finance and Development Centre can be collected as right-of-occupancy fees. The Housing Finance and Development Centre has approved the construction costs of the property at a tax rate of 24 percent. If the construction costs of a right-of-occupancy project increase due to an increase in the VAT rate, the right-of-occupancy fees may have to be revised, but by less than 1.5%. Any revisions to the right-of-occupancy fees will be made after the property is completed. Tenants will be notified in writing of any revisions to their right of occupancy fees.

Smoking is prohibited in all our apartments and in common areas of the buildings, such as stairwells, saunas and storage rooms.

In new right-of-occupancy agreements made since 2019 and in rental agreements made since 2020, the tenant has committed to not smoking in the property area, except for a possible separately designated smoking area. In new properties, the smoking-free condition has already been introduced earlier.
