Leppäkertunkatu 2 is a new, cozy eight-story apartment building project, which will have a total of 48 right-of-occupancy apartments. This project will be completed in the new Kuloistenniity area on the border of Turku and Raisio in November 2025 and offers versatile living options for different life situations.

The distribution of apartments covers compact studios (36.0 m²), two-room apartments (41.0 m² – 46.0 m²), three-room apartments (58.5 m² – 68.5 m²) and four-room family apartments (85.5 m²). The project is being built by Aura Rakennus and its estimated completion date is 31.1.2026.

The apartments have modern equipment and a comfortable interior. Light-colored laminate floors and white-painted walls create a bright and fresh look. The kitchens are equipped with white laminate-surfaced furniture, a refrigerator-freezer, a built-in oven and a ceramic hob. All apartments have a dishwasher (width 45 cm or 60 cm, depending on the size of the apartment). Each apartment has its own spacious balcony, which brings additional space and light. The ground-floor apartments (2 units) have their own terrace.

The ventilation is apartment-specific and equipped with heat recovery, which improves energy efficiency. Heating is provided by water-circulated underfloor heating, which facilitates interior design solutions for the apartments. Water consumption is measured per apartment. The property has district heating. The usage fee includes a 50M internet connection.

There will be a house sauna and a drying room for laundry for shared use by residents. There are either carports or plug-in spaces available for cars in the yard. Some of the carports have the option of charging electric cars. There is plenty of space for storing bicycles both in the yard and in a separate indoor storage room. A games and exercise area will be built for young people and others who are enthusiastic about going fast, which will allow them to practice parkour and bouldering in the fresh air.

The food and grocery stores of Länsikeskus are within walking distance. A new daycare center will also be built in the area, which will be located within walking distance of the homes in the residential area. The transport connections to Kuloistenniity are excellent. There are bus stops right next to the site in both directions, and bus connections run in both directions up to every 10 minutes and until late at night.

Leppäkertunkatu 2 has received green financing from the Municipality Finance Corporation. Green financing is granted to investment projects that produce clear and measurable benefits for the climate and the environment.

The increase in value-added tax from 24% to 25.5% may increase the construction costs and occupancy fees of the property by approximately 1.5%. Any increase in occupancy fees will be invoiced to residents after the property is completed, after Varke has confirmed the new occupancy fees for the property.

Smoking is prohibited in all our apartments and in common areas of the buildings, such as stairwells, saunas and storage rooms.

In new right-of-occupancy agreements made since 2019 and in rental agreements made since 2020, the tenant has committed to not smoking in the property area, except for a possible separately designated smoking area. In new properties, the smoking-free condition has already been introduced earlier.

Some of our properties are completely non-smoking. Non-smoking means that smoking is prohibited in the property, its apartments, balconies, courtyards and common areas.
