Vanainkatu 35 is located in Asemanranta, next to Vanajavesi and the national urban park. 22 spacious two-room, three-room and square rooms will be completed in the five-story apartment building. The sizes of the apartments vary from 61.5-square-meter two-room apartments to 81.5-square-meter four-room apartments. On the first floor of the building there is a storage room for outdoor equipment, an equipment maintenance and multi-purpose room, as well as apartment-specific movable storage.

A cozy courtyard with a children’s play area will be built next to the apartments. There is also outdoor equipment storage and waste bins. The yard area, passageways and yard equipment are shared with the adjacent lot. 5 parking spaces with electric plugs have been reserved for the residents, one of which is a parking space for disabled people. Other resident parking is assigned to Hämeenlinnan Parking Oy’s Pöoli parking facility. The resident pays the operating costs directly to the parking facility.

The general value added tax rate will rise from 24 percent to 25.5 percent starting September 1, 2024. In a state-subsidized right-of-occupancy building, a maximum of 15 percent of the construction or acquisition costs (purchase value) approved by the Housing Finance and Development Center can be collected as right-of-occupancy fees. The Housing Finance and Development Center has approved the construction costs of the site with a tax rate of 24 percent. If the construction costs of the right-of-occupancy project increase due to an increase in the value-added tax rate, the right-of-occupancy fees may have to be revised, however less than 1.5%. Possible revisions of right-of-occupancy fees will be made after the object is completed. Holders of the right of residence will be informed in writing about the revision of right-of-occupancy fees.
