Step-by-step renovation of a right-of-occupancy apartment

1

Study your options

Learn more about the different renovation options on our website. Read these instructions and the instructions for additional and alteration works in our Resident’s Guide. Is it possible to carry out a quality improvement renovation in your home?

2

Contact and preliminary survey

Contact your property manager. The property manager will look into the suggested alteration works and make a related decision or preliminary decision.

3

Visit the TA Showroom

Go to our Showroom to select your preferred materials. The materials can also be seen online at ta.fi/showroom. Book your visit in advance by contacting showroom@ta.fi.

4

Home visit and assessment

If necessary, the property manager will visit your home to assess the nature, necessity, extent, quality level and effects of the alterations. If the life cycle phase and condition of the apartment element allows for alterations to be carried out, the property manager will give a preliminary favourable decision on the TA material package and explain the details and process of the project.

5

Permit for alteration works

Draw up the alteration work plans and acquire the required reports and the party carrying out the works. Fill in the TA application permit for alteration works. The property manager will approve the plans, materials and party carrying out the works and issue a written permit for alteration works.

6

Material order and pickup

The property manager will order the materials and let you know where and when you can pick them up. Pick up the materials from the specified location or accept the delivery. Let the property manager know that the materials have been acquired.

7

Project preparation

In all cases, the resident must prepare a written contract agreement (recommended to use the contract template RT 80262) and deliver a copy of it to the property manager. If necessary, TA will appoint an expert to represent TA in the project. The parties agree on the schedule, review and information exchange related to the project.

8

Implementation

You can now begin the alteration works or let the contractor know that they can begin. The TA expert will carry out the agreed reviews, prepare the necessary documents and ensure that the work carried out is of high quality and compliant with the permit for alteration works. When the project is finished, the property manager and the TA expert will approve the results. In the case of minor alterations, a final review is not necessary. The resident is responsible for the supervision of work as well as its quality and the results.

Upcoming Showroom events

We arrange various events in our Showroom regularly.

Did you know that you are entitled to tax credit for household expenses if you carry out repairs or basic renovations in your home?

You do not need to own the apartment, which means you are eligible for the tax credit for household expenses even in a rental or right-of-occupancy apartment.
