Right-of-occupancy apartments, Hopmanninkatu 1, 3, Herttuankulma, 20200, Turku

The Herttuankulma area of Turku is part of the new maritime Turku Castle City and extends from the harbor to Iso-Heikkilä. The area is being built in stages, with the aim of being completely completed by 2040. The area is planned to have housing for approximately 15,000 people, as well as schools, daycare centers, shops, office space and parks. The entire Castle City covers an area of approximately 270 hectares.

The area is a combination of old historic Turku and new urban living. The location of the area is excellent, as the railway station, shops and all city center services are nearby. Ruissalo Island is only about three kilometers away, which can also be easily reached by bike. Smooth public transport and short distances to services make everyday life carefree. For those interested in culture, there are historical attractions such as Turku Castle.

A total of 67 new right-of-occupancy apartments will be completed in two apartment buildings at Hopmanninkatu 1 & 3. The project will be completed in the new and vibrant Herttuankulma area near the center and harbor of Turku. The distribution of apartments is diverse and offers options for different life situations.

The apartments have modern equipment and a cozy interior. Light-colored laminate floors and white-painted walls create a bright and fresh look. The kitchens are equipped with white laminate-surfaced furniture, a refrigerator-freezer and a ceramic stove. All apartments are equipped with a dishwasher. The smallest apartments have a French balcony and the others have a balcony/terrace, the balconies of the apartments facing the courtyard are glazed. Larger apartments (65.5 m² ->) have their own sauna.

Ventilation is apartment-specific and equipped with heat recovery, which improves energy efficiency. Water consumption is measured per apartment. The property has district heating. The usage fee includes a 50M internet connection. The property is non-smoking.

The increase in value-added tax from 24% to 25.5% may increase the property’s construction costs and occupancy fees by approximately 1.5%. Any increase in occupancy fees will be invoiced to residents after the property is completed, after Varke has confirmed the new occupancy fees for the property.

Smoking is prohibited in all our apartments and in common areas of the buildings, such as stairwells, saunas and storage rooms.

In new right-of-occupancy agreements made since 2019 and in rental agreements made since 2020, the tenant has committed to not smoking in the property area, except for a possible separately designated smoking area. In new properties, the smoking-free condition has already been introduced earlier.

Some of our properties are completely non-smoking. Non-smoking means that smoking is prohibited in the property, its apartments, balconies, courtyards and common areas.

Check out the apartment before making a decision

You can view the apartment first and then decide whether you want to make a contract with us. If you have accepted an offer for a right-of-occupancy apartment, we will try to arrange for you to view the apartment during the offer round. We also arrange some general viewings in our vacant apartments. Unfortunately, it is not possible to arrange viewings in properties under construction in the same way as in properties that have already been completed.
