A stylish eight-story apartment building is being built in the new and idyllic residential area of Epilänharju, right on the shore of Lake Tohloppijärvi, offering modern right-of-occupancy housing in stunning lake views. The diverse services of Tesoma and Lielahti are located nearby, and within a radius of a couple of kilometers there are, for example, a shopping center, library, health services, kindergarten and school, swimming pool and ice rink, as well as a beach and the Vaakkolammi nature reserve. An accessible nature trail runs along the shore of Lake Tohloppi, offering residents the opportunity to enjoy the beautiful surroundings. In a state-supported right-of-occupancy building, a maximum of 15 percent of the construction or acquisition costs (acquisition value) approved by the Housing Finance and Development Centre can be collected as right-of-occupancy fees. The Housing Finance and Development Centre has approved the construction costs of the property at a tax rate of 24 percent. If the construction costs of a right-of-occupancy project increase due to an increase in the value-added tax rate, the right-of-occupancy fees may have to be revised, but by less than 1.5 percent. Any revisions to the right-of-occupancy fees will be made after the property is completed. Right-of-occupancy fees will be notified to the holders of the right-of-occupancy fees in writing.

Smoking is prohibited in all our apartments and in common areas of the buildings, such as stairwells, saunas and storage rooms.

In new right-of-occupancy agreements made since 2019 and in rental agreements made since 2020, the tenant has committed to not smoking in the property area, except for a possible separately designated smoking area. In new properties, the smoking-free condition has already been introduced earlier.

Some of our properties are completely non-smoking. Non-smoking means that smoking is prohibited in the property, its apartments, balconies, courtyards and common areas.

Check out the apartment before making a decision

You can view the apartment first and then decide whether you want to make a contract with us. If you have accepted an offer for a right-of-occupancy apartment, we will try to arrange for you to view the apartment during the offer round. We also arrange some general viewings in our vacant apartments. Unfortunately, it is not possible to arrange viewings in properties under construction in the same way as in properties that have already been completed.
