New right-of-occupancy apartments are being built in the center of Vaajakoski, at Urheilutie 41. Central location at the corner of Urheilutie and Vesmannintie: all services in the center of Vaajakoski are easily accessible, including grocery stores, a swimming pool, a sports area, a library and a health center, just a stone’s throw away. Schools and the nearest daycare centers are also within walking distance. The journey to the center of Jyväskylä (approx. 7 km) takes about 10 minutes by car.

A total of 42 right-of-occupancy apartments will be completed in this apartment building project, which offers suitable options for singles, couples and families. The sizes of the apartments vary between 46–88 m². Most of the apartments have their own sauna and a glazed balcony. The general value-added tax rate will increase from 24 percent to 25.5 percent as of 1.9.2024. In a state-supported right-of-occupancy building, a maximum of 15 percent of the construction or acquisition costs (acquisition value) approved by the Housing Finance and Development Centre can be collected as right-of-occupancy fees. The Housing Finance and Development Centre has approved the construction costs of the property at a tax rate of 24 percent. If the construction costs of a right-of-occupancy project increase due to an increase in the VAT rate, the right-of-occupancy fees may have to be revised, but by less than 1.5%. Any revisions to the right-of-occupancy fees will be made after the project is completed. The holders of the right-of-occupancy fees will be informed in writing of the revision of the right-of-occupancy fees.

Smoking is prohibited in all our apartments and in common areas of the buildings, such as stairwells, saunas and storage rooms.

In new right-of-occupancy agreements made since 2019 and in rental agreements made since 2020, the tenant has committed to not smoking in the property area, except for a possible separately designated smoking area. In new properties, the smoking-free condition has already been introduced earlier.

Some of our properties are completely non-smoking. Non-smoking means that smoking is prohibited in the property, its apartments, balconies, courtyards and common areas.

Check out the apartment before making a decision

You can view the apartment first and then decide whether you want to make a contract with us. If you have accepted an offer for a right-of-occupancy apartment, we will try to arrange for you to view the apartment during the offer round. We also arrange some general viewings in our vacant apartments. Unfortunately, it is not possible to arrange viewings in properties under construction in the same way as in properties that have already been completed.
