A senior apartment is an ideal choice for the elderly. You can apply for our senior apartments if you are over 55 years of age or need an accessible apartment. In addition to our senior properties, we have properties designed for the elderly that have residents of all ages.
Our senior apartments are non-profit rental and right-of-occupancy apartments that are designed with the special needs of the residents in mind. We aim to provide ease of living and flexibility with the spatial solutions of these apartments.
Our residents greatly value the sense of community in our senior properties. It is easy to connect with others and do things together in our senior properties, where services for the elderly are also commonly available. It is completely up to you what services you want to buy. You can buy care services from the service provider of your choice. A foundation offering care services is active at some of our properties. The service selection varies by senior property, so be sure to check the selection of each property.
Why should I get a senior apartment?
Senior apartments provide ease of living and a sense of community to your daily life. You can mingle with residents in a similar life situation in the shared facilities or you can enjoy the peace of your home. In a senior property, you can get easily around in a wheelchair or a walker. We have more than 1,000 apartments that are either senior apartments or otherwise designed for people over 55.
For whom is a senior apartment suited?
The majority of our senior apartments are designed for people over 55, while some are designed for people with special needs. A senior apartment is a good choice if you want to be prepared for your future needs or have more activity, sense of community and interpersonal relationships in your life. In a senior property, you live in a home of your own and you have the chance to chat with other residents in the shared facilities. Many of the residents of our senior properties also have shared hobbies.
If you enjoy travelling, you can leave your home unoccupied for a long time with peace of mind. You do not have to be financially committed to a senior apartment. This way, you can sell your owner-occupied apartment to have plenty of money for various activities and hobbies.

You can also apply for housing allowance from Kela.
If necessary, you can apply for housing allowance with the same criteria as with any other rental or right-of-occupancy apartment.
Who can apply for a senior apartment?
You can apply for our senior apartments if you are over 55 or need an accessible apartment. Applying for senior properties is based on the form of housing. The senior apartments are designed with the needs of people aged over 55 in mind, but anyone can apply for them.
If you are over 55, your wealth and income do not affect your eligibility to receive a right-of-occupancy apartment. In order to apply for a right-of-occupancy apartment, you need a waiting number. If you are applying for a rental apartment, your need for housing, income and wealth affect the process of resident selection, and they need to be reported according to the Housing Finance and Development Centre of Finland (ARA) resident selection guidelines. If you are under 55 and you are applying for an accessible apartment, you need to include an attachment to your application where you state your need for an accessible apartment.

You can live in our apartments as long as you like and you can easily terminate your agreement, if necessary. The notice periods for rental apartments and right-of-occupancy apartments are one month and three months, respectively.

The senior apartments are ready for moving in, but you can also carry out renovations in the apartment. Contact our property manager to agree on any renovations in advance.

Frequently asked questions about senior apartments.
What is a senior apartment?
A senior apartment is located in a property designed for seniors or people aged over 55 where people of all ages can live, however. The apartment can be either a right-of-occupancy or a non-profit rental apartment. Depending on the form of housing, you will pay a maintenance charge or rent on a monthly basis. Additional costs include the water fee, the electricity consumed and a possible parking space fee. In our apartments, the rent and maintenance charge include a fast internet connection.
What are the differences between a right-of-occupancy and rental apartment for seniors?
A right-of-occupancy apartment designed for seniors can be applied for by anyone over 55. A non-profit rental apartment can be applied for by an applicant who meets the set criteria related to need for housing, wealth and income. See the resident selection criteria.
In a right-of-occupancy apartment, you will pay 15% of the apartment’s purchase price as a right-of-occupancy fee. You can apply for a home loan from a bank to make this payment. Regardless of the form of housing, you will need to pay a security deposit, which is usually the sum of the maintenance charge or rent for one or two months.
Who can apply for a senior apartment?
An apartment designed for seniors can be applied for by anyone over 55 who is in need of an accessible apartment. Some of the accessible senior apartments can also be applied for by people under 55 if the criteria related to the need for an accessible apartment are met. Some of our senior apartments are only available with an expert’s opinion of the need for an accessible apartment.
If you are over 55, your income and wealth do not affect your eligibility for a right-of-occupancy apartment.
You can also apply for a non-profit rental apartment for seniors, which are subject to the resident selection criteria set by the Government. We apply the resident selection guidelines of the Housing Finance and Development Centre of Finland (ARA) in the selection process. See the resident selection criteria of ARA.
How do I apply for a senior apartment?
The application processes for right-of-occupancy and rental apartments are different. In order to apply for a right-of-occupancy apartment, you need a waiting number issued by the Housing Finance and Development Centre of Finland (ARA).
You can apply for a rental or right-of-occupancy senior apartment by filling in a form on our website. If you wish, you can also fill in and sign a printed right-of-occupancy or rental apartment form (in Finnish) and bring it to one of our offices.
