You can find the most important shortcuts related to your housing in the resident info. The Resident’s Guide provides all instructions and tips related to housing, taking care of your home and renovations. The resident website includes your personal information and matters related to your building, such as bulletins.

Resident website

On the resident website, you can find e.g. your personal information, invoicing information, sauna reservations, the information of your building, important bulletins and contact information and defect reports.

We recommend submitting defect reports on the resident website so that you can track the progress of the report. You can also update your personal information easily on the website.

Autopaikan hinta muodostuu paikkatyypin mukaan, jonka vuoksi esimerkiksi kylmäpaikassa, pistokepaikassa ja hallipaikassa voi olla eri hinta. Sähköautojen latauspisteen kustannuksiin vaikuttaa myös käytössä oleva latausratkaisu.

Emme valitettavasti kuitenkaan voi taata kaikille halukkaille latausmahdollisuutta, sillä latausmahdollisuuksien saatavuus kohteessa riippuu esimerkiksi latauspisteiden tarvittavasta kokonaismäärästä ja autopaikkojen käytössä olevien sähköjärjestelmien kapasiteeteista. Broadband connection

We offer our rental and right-of-occupancy residents a free broadband connection as part of our housing services. However, due to the restrictions of the operators, this is not possible in all of our properties. Most of our properties are connected to the broadband network of Telia, Elisa or DNA. Contact our customer service to check the availability of a broadband connection.

Frequently asked questions about the broadband connection

How can I get a broadband connection?

First, check the availability of a broadband connection in your building and the information of the connection. If your building has a housing company broadband connection provided by an exterior operator, you can access the connection by ordering it directly from the service provider (DNA, Elisa or Telia). It is a good idea to place your order at least one week before your move so that you have access to the internet on the day of your move.

What is a housing company broadband connection?

A housing company broadband connection is a connection of which the housing company has an agreement with an operator, and the housing company pays the operator a fixed monthly fee. You get access to a basic connection (usually 50 Mbps) without any registration or service fees. If you wish, you can order a faster connection from the service provider for an inexpensive additional fee.

The connection is provided through a phone, ethernet or TV cable. Contact the service provider for technical details and to enquire about the possible need for a terminal.

I am moving from a TA apartment to another TA apartment. What should I do with the broadband connection?

Check the type of broadband connection in your new apartment. If the connection to your address is offered by another operator, you must terminate your previous agreement and make a new agreement with the new operator. If the operator is the same, contact the operator to agree on the transfer of your connection.

I am moving out of a TA apartment. What should I do with the broadband connection?

If you use the housing company broadband connection, let the operator know that you are moving out.

Taking care of the apartment

We want you to live as comfortably as possible, and we do our part to take good care of the apartments – without forgetting the environment. As the resident, you are responsible for ensuring that the apartment is clean and doing your part of home maintenance.

The appliances and equipment in the apartment must be used and cleaned according to their operating instructions. Residents are also responsible for and obligated to repair both their own equipment as well as any devices left behind by a previous resident, their incorrect or deficient installations and the use and supervision of the equipment. The cost of repairs due to neglecting the cleaning and maintenance of home appliances belonging to the apartment or the purchase of a new appliance will be charged from the resident. If you detect any defects or deficiencies, submit a defect report without delay. Neglecting the obligation of all residents to submit a defect report on any detected defects or damage may lead to liability for damages.

If you are planning alterations or a renovation in the apartment, contact the property manager of your building in advance and request a permit for alteration works.

Division of duties between the resident and the housing company

The responsibilities for the maintenance of the apartment and yard area are assigned to residents and TA-Yhtiöt on the basis of the rental or right-of-occupancy agreement and the responsibility matrix.

As the resident, you are responsible for notifying the maintenance company on any defects, worn-out parts and repair needs in the apartment immediately upon detecting them. If you believe that you are entitled to a compensation on the basis of the defect, they must also notify a TA-Yhtiöt representative of the defect.

TA-Yhtiöt’s liability for repair costs is limited to normal wear and tear, and it does not apply to any other type of default or failure in the apartment, fixtures or appliances.

Renovation and alteration of right-of-occupancy apartments

You can decorate your right-of-occupancy apartment as you like. As a resident in a right-of-occupancy apartment, you can carry out certain alteration works in the apartment that improve the standard of housing or have such works carried out, and possibly be compensated for them when moving away. If you are planning any alterations or renovations in your apartment, always apply for a written permit for alteration works from the property manager in advance. A renovation without a permit and against the instructions may lead to liability for damages.

TA material package for do-it-yourself renovations

As a right-of-occupancy resident, you can get TA material packages for renovating the apartment on your own, as well as renovation options for larger renovations such as kitchens, bathrooms, saunas and yard areas. The material package is intended for situations where some part of the apartment, such as a floor, kitchen worktop or the kitchen as a whole, is already in a bit of a poor condition, but its service life has not yet come to an end.

The property manager always decides on the granting of the material package and also approves the proposed modification work. The TA material package contains the materials of the part of the apartment to be repaired and is free of charge for you. However, you are responsible for the transportation and installation of the materials and their costs.

Renovation and alteration of rental apartments

As a resident in one of our rental apartments, you can carry out certain alteration works in the apartment that improve the standard of housing or have such works carried out. Before starting any alteration works, you must request and get a written permit for alteration works from the property manager. The permit for alteration works may include more specific conditions for the works, colour tones to be used or qualification requirements for the persons who carry out the alteration work. Please carry out any alteration works according to the instructions you receive and follow good construction practices. Safe housing

A good way to avoid accidents is to prevent dangerous situations and remember how to act in a dangerous situation. The best way to compensate for material damage caused by dangerous situations is to take out the right kind of home insurance.

How to prevent dangerous situations

  • Install a fire detector in the apartment, never leave a fire unsupervised and learn to extinguish small fires correctly.
  • Close all doors and windows when you leave the apartment and lock the doors properly.
  • Make sure that no one can fall out of a window or off the balcony.
  • Keep alcohol, tobacco, detergents, chemicals, hazardous waste, matches and lighters out of reach of children.
  • Install safety plugs in wall outlets and install a safety guard in front of the cooker to keep children safe.
  • Never use electrical devices while going to the shower or taking a bath.
  • For fire safety reasons, do not dry laundry or store items in the sauna.
  • Disconnect the car heater cable from the heating pole after use.

How to act in case of a fire

If there is a fire in your apartment

  • Leave the burning apartment as quickly as possible.
  • Close the door of the apartment after you leave to prevent the fire from spreading.
  • Use the stairs to get out, you may be trapped in the lift.
  • Call the emergency number 112.

If you notice smoke or a fire in the stairwell

  • Stay inside your apartment and call the emergency number.

Rescue plan

We have prepared rescue plans for all properties in case of exceptional and emergency situations. Everyone is entitled to and responsible for safety. Read the rescue plan of your building so that you are prepared for various sudden situations in your home and the building area.

Common rules of housing

For comfort of housing, it is important to guarantee that every resident has the opportunity to enjoy pleasant and peaceful living conditions. You must take into account the rules and regulations of the building as well as the other residents. Be considerate towards your neighbours on balconies, in the yard and in shared facilities. It is polite to notify the neighbours in advance about parties and other activities that make noise.

Rules and regulations

All residents must be considerate towards the other residents of the building, and no one may unnecessarily disturb the comfort of living of others. In addition to the rules and regulations, the laws and decrees as well as the provisions of the rental or right-of-occupancy agreement must be followed.

As a resident, you are also responsible for ensuring that your guests follow the rules and regulations of the building, and parents are likewise responsible for their children. You can report any disturbances to us in writing with a separate form. The report must be signed by residents of at least two separate apartments. The report must state what kind of a disturbance is involved as well as the time when the disturbance occurred as accurately as possible. Excessive disturbances during the night can also be reported directly to the police.

Smoking

Smoking is prohibited in all of our apartments as well as the shared facilities of the buildings, such as stairwells and sauna and storage areas. Some of our properties are completely non-smoking. A non-smoking property means that smoking is prohibited on the property, in its apartments, balconies, yard areas and shared facilities.

According to new right-of-occupancy agreements made since 2019 and rental agreements made since 2020, the residents have committed to not smoking on the property, with the possible exception of a designated smoking area. On new properties, the non-smoking condition has already been introduced earlier. Some properties may still have old right-of-occupancy or rental agreements that allow for smoking in the balcony of the apartment or the yard of the property.

You can find the more detailed terms that apply to you in the terms and conditions of your right-of-occupancy or rental agreement. Breaking the terms can lead to measures being taken.

Pets

Pets are welcome in our apartments. Please be considerate towards other residents, however. To ensure everyone’s general comfort of living, pet owners must ensure that their pets do not cause repeated or undue disturbances to neighbours or damage to apartments and shared spaces. A barking dog often has a negative impact on relationships between neighbours. Dogs can bark for many reasons, and sometimes the owner may not even be aware that their pet barks when left alone. If your neighbour’s dog barks, the first thing to do is to let them know about it.

As a resident and pet owner, you are responsible for any damage that your pets cause to the apartment in excess of normal wear and tear. This includes bite and claw marks on the apartment’s surfaces, stains caused by excretions as well as odours and other negative impacts. Please keep your pets on a leash in the housing company’s shared areas, both indoors and out. You are not allowed to walk your pets in designated children’s play areas.

Please also make sure that your pets do not take care of their business in yard areas or children’s play areas. If your pet has an accident in the housing company’s area, be sure to clean after it. Please also keep in mind that some of your neighbours may be allergic to or afraid of animals.

Responsibilities of the resident and the housing company

We are responsible for the maintenance of the properties we own.

As the resident, you are responsible for ensuring that all due payments are made, maintaining the apartment and complying with the rules and regulations. The obligations are specified in more detail in your rental or right-of-occupancy agreement.

Resident activities

Resident activities are a nice way to spend time and make friends of different ages. The primary goal of resident committees is to improve the comfort of living and resident satisfaction by arranging activities such as voluntary work events, resident evenings or other shared activities. The resident committee can submit development ideas for the property and housing to the property manager. The activities are voluntary and based on the residents’ own efforts.

The resident committees of right-of-occupancy properties are appointed in annual resident meetings. You can take part in the activities by participating in a resident meeting assembled by the property manager or resident committee and expressing your interest in the activities. In new properties, the resident committee is appointed within a year from the completion of the building. Adult holders of the right of occupancy in right-of-occupancy buildings and all adult permanent residents in rental buildings have the right to vote in the meeting and are eligible for the committee.

Not all buildings have a resident committee, while some have a single representative who is the contact person for communications with us. The property manager acts as the contact person of TA. We also have a cooperative body that involves the resident representatives elected by the residents. The body supervises the equal treatment of right-of-occupancy buildings and their maintenance based on life cycle economy. The contact persons of your building’s resident committee can be found in the resident meeting minutes on the resident website. In most buildings, this information can also be found on the building’s notice board. If necessary, contact the property manager for more information.

Asukashallinto: asukastoimikunnat ja yhteistyöelin

Asumisoikeus- ja yleishyödyllisissä vuokrakohteissamme on asukastoimikunta, jonka pääasiallinen tavoite on parantaa asumismukavuutta ja viihtyisyyttä järjestämällä asukkaille yhteisiä tapahtumia kuten talkoita, asukasiltoja tai muuta yhteistä toimintaa. Asukastoimikunta voi tehdä kiinteistömanagerille kiinteistöön ja asumiseen liittyviä kehitysehdotuksia. Toiminta perustuu vapaaehtoisuuteen ja asukkaiden aktiivisuuteen.

TA-Asumisoikeus Oy:n yhteistyöelin

TA-asumisoikeus Oy:n yhteistyöelin valvoo asumisoikeuskohteiden tasapuolista kohtelua ja elinkaaritalouteen perustuvaa hoitoa. Yhteistyöelimen edustajat tulevat neljältä alueelta: Etelä-Suomesta, Sisä-Suomesta, Varsinais-Suomesta ja Pohjois-Suomesta. Etelä-Suomesta on eniten edustajia, koska TA:lla on myös eniten asumisoikeuskohteita tällä alueella. Yhteistyöelimen edustajien toimikausi on kaksivuotinen. Ensimmäisen kerran yhteistyöelin muodostettiin kesällä 2022, ja seuraavan kerran asukastoimikuntien puheenjohtajat ja yhteyshenkilöt voivat asettua ehdolle yhteistyöelimen edustajiksi keväällä 2024.

Sometimes, you may be in a situation in which you have questions about issues related to housing and are in need of help. The resident administration officer can help you in challenging issues related to housing, such as payment difficulties or living comfort. Let’s find a solution for your situation before it gets any worse.

Our resident administration officer can help you stop from becoming over-indebted and, if necessary, guide you to the right services and explain how you can apply for housing allowance or income support, for example. The resident administration officer will also tell you what to do if you have challenges with keeping the apartment in an appropriate condition.

In cases related to neighbour relations, the resident administration officer will help you discuss the situation with your neighbours. Contact the resident administration officer as soon as you feel like you might need help. It is usually easier to resolve any situation before it escalates. Property management and maintenance

You can contact the property manager, property secretary or maintenance company in any matter related to housing. The property manager is responsible for the management of our properties. Contact the property manager if your matter concerns the renovation, alteration or inspection of your apartment, for example. The property secretary will help you in matters related to parking spaces and payments, for example.

Defect reports

You can contact the maintenance company in any matters related to the property’s yard or if you have locked your keys inside your apartment. However, we recommend submitting a defect report on the resident website or with the defect report form if the matter is not urgent. This allows you to track the progress of processing the defect report.

In the case of urgent and acute damage, call the maintenance company’s on-call number directly.

Moving to a new apartment

Moving to a new right-of-occupancy apartment

If you are considering moving to a new apartment, you should see our vacant and soon-to-be-vacant apartments and fill in a right-of-occupancy application for any properties that interest you, even if they are currently occupied.

If you are moving to a new right-of-occupancy apartment, you need a new, unused waiting number. Apply for the new right-of-occupancy apartment in the same manner as you applied for the original apartment.

If the residents of two right-of-occupancy apartments want to swap apartments, a new waiting number is not required. In order to make it easier for residents to swap apartments, we provide our residents with the right-of-occupancy apartment swapping marketplace, where you can indicate that you are willing to swap your apartment.

Swapping apartments is easier than ever before

Thanks to the new Right-of-Occupancy Act, swapping apartments became easier as of 1 September 2023. For example, if an apartment in your property that you find interesting is becoming vacant, you are prioritised over other applicants as a resident of the property, and you do not need a waiting number. However, you need to have a valid right-of-occupancy application pending and you need to indicate your willingness to swap apartments to us.

Moving to a new rental apartment

You can move to a new rental apartment by submitting a rental application for a new apartment and, when a new apartment has been found, terminating the rental agreement to your current apartment normally. Please note that the notice period also applies to those changing apartments.

It is also possible for residents of two rental apartments to swap apartments. In this case, a new application is not necessary and the notice periods can be flexible, as long as they are suitable for both parties.
